GCSS services and website content are provided for informational, observational, documentation, security-assessment, and property-review purposes. GCSS does not provide legal opinions, insurance advice, compliance guarantees, liability guarantees, or promises of legal protection.

No Safety or Security Guarantee

Home Watch services, CPTED-informed reviews, CPTED / HB 837 assessments, recommendations, documentation, and other GCSS services cannot guarantee that a property will be free from crime, injury, damage, loss, liability, weather events, equipment failure, leaks, vandalism, unauthorized access, or other incidents.

Visual Observations and Defined Scope

Unless otherwise stated in a written agreement, GCSS services are based on visual observations, available information, and documentation of conditions within the agreed service scope.

GCSS services do not replace licensed home inspections, engineering evaluations, electrical or mechanical inspections, legal review, insurance underwriting, property management, alarm monitoring, or security guard services.

CPTED / HB 837

References to Florida Statute 768.0706, commonly discussed in connection with HB 837, are provided for general informational and risk-management purposes. Whether the statute applies to a particular property depends on the property’s facts and circumstances.

Property owners, operators, associations, and managers should consult qualified Florida legal counsel regarding statutory applicability, legal compliance, liability, and interpretation.

A CPTED assessment or GCSS report does not by itself guarantee statutory protection, legal compliance, immunity from liability, or any particular legal result.

Insurance and Risk-Management Statements

GCSS documentation, assessments, and property records may be useful in risk-management or insurance discussions. However, GCSS does not guarantee insurance eligibility, premium reductions, discounts, coverage decisions, claim outcomes, underwriting decisions, or any other insurance-related result.

Insurance decisions are made solely by insurance carriers and their representatives.

Home Watch Services

Home Watch services consist of scheduled visual observations and documentation performed according to the client’s written service agreement. Home Watch is not a home inspection, property-management service, security-guard service, alarm-monitoring service, or guarantee against property damage or loss.

Conditions may arise between scheduled visits, and some problems may not be visible or reasonably detectable during a routine visit.

Aerial and Photographic Documentation

When appropriate and legally permissible, GCSS may use photography, video, or aerial imagery as part of property documentation. The availability and use of aerial services depend on applicable FAA regulations, airspace restrictions, weather, property conditions, safety considerations, privacy considerations, and the agreed scope of service.

Pricing, Scope, and Availability

Website pricing, pricing ranges, service descriptions, and examples are general guidance unless specifically incorporated into a written agreement. Final pricing, service availability, scope, and scheduling may depend on property size, location, access requirements, complexity, number of buildings or units, documentation requirements, travel, requested services, and other project factors.

GCSS makes reasonable efforts to keep website information accurate and current, but website content may contain errors, omissions, outdated information, or generalizations. Information on this website may be changed or updated without notice.

Written Service Agreements

Specific GCSS services will be governed by the applicable proposal, scope of work, service agreement, or other written terms between GCSS and the client. If website language differs from an executed written agreement, the executed agreement controls the specific engagement.
